Frequently Asked Questions
We've compiled the most important information about buying real estate in Turkey—from the first phone call to obtaining the title deed and residence permit.
Yes. We conduct the transaction without your presence in Turkey, using a notarized power of attorney—from property selection to title deed receipt. We coordinate all stages via video call, and send reports and document scans via WhatsApp and email. If you prefer to travel, we can arrange visa support, airport transfers, and a tour of 5–8 properties in 2 days.
A passport, a tax identification number (Turkish: vergi numarası – we'll issue it in 1 day), and a Turkish bank account. If purchasing remotely, a notarized power of attorney for our representative is required.
A residence permit is issued automatically upon purchasing real estate of any value, valid for two years with the right to extend. For citizenship, the minimum property value is $400,000; passport processing time is 6–9 months.
Purchase tax is 4% of the cadastral value (often split between the parties). Cadastral translator services cost 200–300 EUR. Property appraisal costs 250 EUR. Utility meter registration and DASK insurance cost 150–200 EUR. All costs are discussed before signing the contract.

Buying Property in Turkey: What You Need to Know
Turkey remains one of the most accessible and liquid residential real estate markets in the Mediterranean. Foreign buyers have access to a full property title deed (tapu), and the average price per square meter in resort areas is two to three times lower than in Greece or Spain, despite comparable infrastructure.
Plus Investment supports transactions from property selection to property registration and residence permit acquisition—with no hidden fees and a fixed service fee.
Where to invest in 2026
We identify four areas that demonstrate sustainable growth and demand for rentals:
- Alanya - low entry threshold (from €95,000), stable rent all year round.
- Antalya – premium segment, developed infrastructure, international airport.
- Bodrum – villas and complexes by the sea, aimed at European buyers.
- Istanbul - citizenship by investment, long-term liquidity.
The Purchasing Process: Five Steps
- Free consultation and selection of 3–5 properties based on your goals and budget.
- Personal or remote viewing with video report for each object.
- Legal due diligence, assessment and signing of a preliminary agreement.
- Opening an account, obtaining a tax identification number (TIN), payment and registration of the transaction in the cadastral register.
- Handing over keys, obtaining a residence permit and connecting the management company.
Buying an apartment in Turkey isn't a one-time transaction, but rather an entry into a local ecosystem: banking, taxes, insurance, and residence permits. Without local expertise, each of these steps can take weeks and cost thousands of euros. Plus Investment · How it works
What is important to know before purchasing
Not all properties listed on popular portals are actually available to foreigners—some are located in military or border zones. We check each property for suitability for sale to foreigners before showing it to you.
The cost of ownership is approximately 0.2% of the cadastral value per year plus utilities (~100–150 EUR per month) and DASK insurance (~30 EUR per year).
